Topic: How to solve the existing lack of architectural support from Pafilia
Background:
Our villa was designed by Pafilia Architect Manager Said Malouli. He planned our dream villa and we were very happy with his work. When we signed the contract, the architectural drawings were at a high level state. We were told that we will plan the details jointly room by room as the project progresses. Unfortunately Said left the company in March 2008. Since that time Pafilia provided no replacement.
On 21. April 2008, Axel met with Chief Architect Mavros and discussed the vacancy. Mr. Mavros promised to have a joint meeting with all departments involved at the beginning of May 2008. This meeting never happened because someone was always unavailable for whatever reason. This is the follow-up from April 2008!
General issues:
- Unfortunately Mr. Mavros entered the meeting unprepared. At the meeting Maria gave him the architectural drawings – unfortunately not the current versions but the very first draft!
- I told Mr. Mavros that the on site project manager (Christakis) is doing a very good job. However, some topics are strategic in nature and we (Axel and I) feel neglected and ignored from the Architect Department.
- There is no one at the Architect Department that oversees the construction site. So potential errors / open issues are not detected.
- No detail planning takes place as promised.
- Decisions have to be made and we have no one to talk to for advice or profound recommendations based on the overall architectural design of the villa.
- Mr. Mavros apologized and agreed with my evaluation of the current situation. He pointed out that the company is being reorganized. If I understood correctly, the architect department is (has been) centralized in Nicosia.
- He stressed that the internal problems should have no bearing on the customer and he promised to support me and he is always available for advice if need be.
The following issues were discussed:
- Pool: I asked about details of the pool, e.g. what material will be used. Mr. Mavros did not have all details at hand. However, with respect to the 8 columns he stressed that they have to be tiled as otherwise the pool will be damaged.
- Electrical Underfloor Heating. Mr. Mavros recommended installing Underfloor Heating in addition to our VRV system.
- Heat Pump: He would refrain from installing a Heat Pump System. He said there is not enough experience available with this technology (Open question to me: no experience within Pafilia? Or in general no experience in Cyprus?)
- I told Maria that I definitely like to have Underfloor Heating and she should ask Sonia to prepare the contractual amendment.
- 8 Columns in front of my terrace: I asked how these columns should be build. The plans are not clear. He said the columns should be changed into 4. The size will be changed into 30 x 30 cm. He recommended that LED lights could be installed in between the columns. Maria was asked to get a quote from Sonia.
- Master Bathroom Catrin: We discussed the idea of bringing the shower up to the same level as the bath tub (about 1-2 steps, 15 cm each). He agreed and recommended to install fixed glass between tub and shower. The shower door should open towards the inside of the shower.
- He sees no problem implementing the tub facet in the middle of the tub. However, he gave me the advice to place the hot and cold water knobs on the head side of the bath tub.
- Kitchen: We discussed Victora´s design of my kitchen. He did not like the draft and said that they have to be corrected. The oven and micro wave have to be placed on the high board next to the fridge. He recommended a stand alone exhaust rather than a build in solution. The door of the storage room should open to the outside. The false sealing should contain lights.
- Victoras should redraw the kitchen plans. Maria was asked to coordinate the activities.
- The false ceilings will not be plane across the room but rather as a design element. Only part of the room (40 cm off the walls) will be done that way. This is plenty for integrated lights and respective atmospheres. Maria was asked to contact Sonia regarding costs.
- Axel´s level: sun protection on balcony: He reads the architectural drawings as a 1 m concrete shield for sun protection. However, he thinks that 1 m is too much. He recommends 50 cm maximum. Alternatively he recommends aluminium as material.
- Staircase to Axel´s floor: He could not comment on that problem. He has not been to the villa so far.
We agreed to have the next meeting on 2 September 2008, at 3 pm at Pafilia´s office. He recommended that Andreas and Sonia should participate in that meeting.
