Pafilia: Quality Issues
Less than 6 months ago we moved into our new home. Needless to say, with any home you have some initial snagging issues. We had some immediately visible snagging issues that have been taken care of by Pafilia right away. When the winter started, and the rain moved in, new issues came up.
Exterior plastering / Coating of walls
We have several wet spots and obvious signs that water is getting into the outside plaster. It appears that no waterproof coating has been applied to the underlying surface when the natural stone was attached to walls and slabs. The natural stone tiles are very porous and no varnish treatment has been applied. This needs to be treated because part of the outside plaster will show signs of craking and pealing off very soon.
We raised the issue with Memnos and Andreas Efthymiades in November 2009. Generally they agreed, however no response from Pafilia so far.
Interior plastering
Water is not only a problem on the outside walls, but we have several wet spots on inside walls. Pafilia has tried to solve the problem twice. Unfortunately we still encounter water damages on the same spots. It was agreed with Memnos to paint the outside wall with special sealing coating. So far this has not happened.
Natural stone treatment
In September 2009 we had stains on the natural stone on the pathway from the main entrance to the house. Pafilia told us this happened because the natural stone was not treated with vanish. They removed the stain with chemicals and promised to apply special vanish. So far no vanish treatment has been applied and we can see daily how more and more areas are negatively effected!
Treatment of outside wood
When the villa was designed we discussed with Pafilia the type of wood used for the outside panels. We agreed to apply top quality wood material to sustain the Cyprus sun (Iroko Wood). One month after we moved in we had visible signs of fading paint and colour. This has been pointed out to Pafilia on several occasions. Today we hired an external wood expert to have a look. He said that the wood has not been treated properly: The proper treatment should have been a primer, vanish and stabilizer. Just applying another layer of paint will not lead to proper results – he said we would have a never-ending problem.
Pool overflow
Currently we have problems with the pool overflow. Water is constantly running through the garden mains. The pool company EKA was called by Pafilia in March 1. They finally came on March 3 to fix the problem. For that time we had to turn off the fresh water supply.
Problems with Axel´s balcony
Just before the villa was delivered in Sept. 2009, Michael, Pafilias Chief Construction Manager, visited our house. We discussed several issues and he promised to solve some of the bigger issues:
- When all inside and outside work is finished, a new coat of paint will be applied to the outside of the house and the garden walls
- He promised to find a solution for Axel´s kitchen island, that had not been designed according to the plans
- Water drains from Axel´s balcony into Catrins living room windows. Michael promised to find a solution to this problem.
Garden
Our garden was designed and constructed by Pafilia Landscaping Services. We like the garden very much. However, 7 of 21 trees need to be replaced. We have 6 months warranty. Right now it is the perfect time for replacing the trees before it gets too hot. Antoine promised that all problems with the plants, trees and the irrigation system would be fixed by March 5th.
