19 May 2008 Received costing offer for change requests

In the late afternoon I received an Email from Pafilia, Finance Department. The email provided the long awaited costing topics:

Unfortunately, the document contains many incorrect assumptions and figures due to superficial research, incomplete documentation and staff young to the job. Here are some of the bigger items:

 

a) The document refers to underfloor heating using Gas or Oil. I never asked for gas or oil powered underfloor heating but electrical heating. Later, when Pafilia arranged a meeting with their specialised subcontractor we discussed innovative technologies such as heat pump systems or photovoltaic. In fact we spoke in detail about these systems, incl. brands, product groups and sizing of such systems.

 

b) When we visited Petrussis (Mar 2008, Said, Mr.and Mrs. Chand) for sample kitchens and hardwood floor we explicitly agreed that this is an informational trip in order to see what could be done. The costing paper contains costing of such items we generally discussed. Needless to say, costing a kitchen is a more complex task, in particular if the costing people did not dicuss any details with the client or architect. However, what we did ask for was the budgetet numbers in our contract in order to get an idea, what price range we can look for.

 

c) Some of the price quotes are simply obscene. E.g. a niche (towels) in the guest toilet is offered for € 2600.

 

d) What really annoys me is the fact that expansive architectural excesses, already priced in the contract, and now removed by us, are taken out of the contract without any refunds. This is a clear violation of our agreement and the repeated assurance, Quid Pro Quo!

Examples:

a) Entrance Door.

The initial drawing contained a large double entrance door. I asked to change it to a regular entrance door: Statement from Pafilia: no extra cost!

 

b) Dividing glass wall

The original drawing showed a dividing glass wall, 3,20m by 2m. The glass wall has been removed for an open space kitchen. Quote Pafilia: no surcharge. Later on it turns out, that the cost accountant not even recognized that the line in the architectural drawing is a glass wall.

c) Bathroom door to garden

 

I decided to remove the door for security reason. Quote Pafilia: no surcharge.

 

d) Swimming pool:

We decided to level the swimming pool depth at 1.30m. The original drawing was 90cm – 1,60 cm. The ground is solid rock, no need to go all that deep. Quote Pafilia: no surcharge.

 

These documents are unacceptable and need to be discussed.
